Our directors have spent their entire professional careers working within the property industry, gaining first-hand knowledge of what works, what doesn't, and what customers truly need from property professionals.
A Foundation Built in Property and Construction
Edward began his career in the property industry in 2001, joining a local estate agency as a trainee. His ability and work ethic quickly stood out, and within a short time he moved to one of the largest estate agencies in the area, where he was promoted to Residential Valuer within just three months.
At the same time, David was beginning his career in the construction industry after graduating from university. He joined a national housebuilder through their graduate fast-track programme, progressing rapidly to become a Senior Site Manager, where he oversaw one of the company's largest residential developments in Loughborough.
Together, these early experiences laid the foundation for what would later become a group of successful property businesses.
Building a Leading Student Property Business
Edward soon realised he had the skills and ambition to create his own business. However, during the 2008 financial crisis, the wider property market was experiencing significant uncertainty. After carefully analysing the sector, he identified the student property market as a more stable and resilient opportunity.
This led to the creation of Donkey Digs, a student lettings agency in Loughborough that quickly established itself as one of the town's leading student property specialists. The company grew rapidly, expanding its portfolio and opening a high street office.
As the student portfolio expanded, Edward recognised that managing and letting properties generated a large amount of reciprocal construction and refurbishment work.
The Creation of ThePPM
To deliver these projects efficiently and to the highest standards, Edward partnered with David in 2012 to establish ThePPM, a specialist property development and construction company.
With Edward's expertise in property and David's experience in construction management, the two skillsets complemented each other perfectly.
ThePPM quickly developed a strong reputation across the East Midlands property development sector, completing multiple HMO (House in Multiple Occupation) refurbishments and developments each year. These projects often involved transforming period properties under tight deadlines, delivering strong return on investment (ROI) for property investors.
As a Member of the Federation of Master Builders, ThePPM guarantees high-quality workmanship and long-lasting construction standards for every project.
Expanding Into Residential Development
After years of working in the property sector, David and Edward identified a common issue across the local construction market — projects regularly running over time and over budget.
Recognising that their experienced team could deliver projects faster, more efficiently, and to a higher specification, they expanded their services into residential construction and home development.
The results have been exceptional for homeowners, with projects delivered efficiently while maintaining high quality standards. At the same time, ThePPM continues to maintain a dedicated team specialising in HMO developments and investor projects across the Midlands.
Bringing Electrical Services In-House
As the group expanded, the directors also identified inefficiencies in relying on external electrical contractors. After analysing the costs and quality control issues associated with subcontracting, they decided to bring electrical services in-house.
This led to the creation of PPM Electrical, working alongside Liam to build a specialist electrical installation company. By integrating electrical services directly within the group, we are able to:

Most importantly, this structure allows us to avoid inflated subcontractor costs, ensuring clients benefit from transparent and competitive pricing.

With several successful property businesses established and delivering significant work across the region, the directors recognised it was the right time to rebrand and expand their services beyond the student sector.
This led to the creation of Proppaly — a modern estate agency designed to serve the entire property market, from homeowners and landlords to developers and investors.
Through the combined knowledge and services of the group, Proppaly offers something different to the traditional estate agency model.
